Retrofit and conversion of an existing 2- story commercial building to a mixed-use commercial / residential building with 14 workforce housing units.
Utilizing the Santa Barbara AUD ordinance and state bonus density, the project proposes 14 new residential units with an average unit size of 385 SF and a reduced 3,000 SF commercial space on the first floor.
The project proposes a total of 7,725 SF residential and 8,597 SF of commercial space.
The project is NOT a public housing project and therefore not subject to requirements laid out in CBC 11B-233 public house facilities.

Demolition of one existing single-story classroom building on raised concrete foundation and associated sitework
Construction of 3 single-story classroom buildings (1 Duplex & 3 Triplexes) including associated sitework, structural, mechanical, plumbing, electrical and fire alarm work.
Demo of (5) existing portable classroom buildings and salvage of associated MTL ramps and landings (per DSA A#03-121251) to owner’s off-site storage location and removal of associated site utilities and temporary fencing.

PROJECT DESCRIPTION: The scope of work includes, but is not limited to: new tennis court surfacing and striping, new chain link fencing and gates, new signage for courts, new detectable warnings and walkway striping, and new concrete ramps and sidewalks. Offsite street improvements consist of new street improvements; concrete sidewalks/curbs, swales, ramps, asphalt patching and curb inlet.

Construction of Buildings A, B, and C were built in three phases along Linden and Eighth Streets. Buildings A and C have always been retail, while Building B has generally been an office use through their histories. We refer to Buildings A/B/C as a single structure called the ‘Butterfly Building’.
